A land development company has requested a 55-acre tract of land on Braselton Highway be rezoned for modified, single-family residential use.
The property, located on Braselton Highway between Mount Moriah and Dee Kennedy Road, is currently zoned R-100 and RA-200. According to the applicant, Hickory Level Development LLC, the "use and development of the property as R-100 and RA-200 is not the highest and best use."
"The proposed development would ensure affordable and accessible housing and attract new residents," the letter of intent stated.
The proposed development would include 125 lots. The single-family detached dwellings would have a maximum height of 35 feet and would have 2-car garages. The minimum heated floor area would be 1,400 square feet.
"Rezoning of the property will protect and promote the quality of life of the surrounding community, as well as allow the property to be developed to its highest and best use," the applicant added.
The case is scheduled to go before the Gwinnett County Planning Commission on Tuesday, March 4, 2014. The Planning Commission meets in the Gwinnett Justice and Administration Center auditorium, located at 75 Langley Drive in Lawrenceville. The meeting is scheduled to begin at 7 p.m.
