On April 15, Gwinnett County issued a development permit for a new subdivision to be constructed on a 69.24-acre parcel on the north side of Hamilton Mill Road, west of the intersection with Ridge Road and South Puckett Road.
The property was zoned in 2006 as R-75 Modified (single family residence district) for a subdivision which was never developed. In 2013, Plantation Homes LLC, requested a change in conditions for the original parcel in order to revise the original site layout. In addition, they requested an adjoining five acres be rezoned from RA-200 (agriculture-residence) district to R-75 Modified to be included as part of the subdivision project. The request was approved by the Gwinnett County Board of Commissioners in July 2013.
The Preserve at Reed Mill will consist of single-family detached homes, each with at least a two-car garage. The minimum heated floor area for single story homes will be 2,000 square feet. Two-story homes will have a minimum of 2,200 square feet of heated floor area. The homes will be constructed primarily of brick or stacked stone on the front facade, the rest will be cement siding.
As a condition of the approval, the applicant is expected to provide a left turn lane into the development off Hamilton Mill Road, subject to the approval of the Gwinnett Department of Transportation.
Other development permits issued last week included one for a sewer outfall pipeline in the Mill Creek Plantation in Buford. The permit for the .5-acre project was issued on April 16.
